Terms & Booking Policies

These Terms & Booking Policies (the "Policies") are the agreement between you and StayIt. They govern your access to and use of the platform and explain in detail how bookings, prices, the 3% service fee, payment methods, monthly instalments, insurance, Payment Protection, identity verification, cancellations, payouts, reviews and disputes work. By creating an account or using StayIt you agree to these Policies. Please also read our Privacy Policy.
1. Definitions and the operator
- "Platform" — the StayIt website and related digital services operated by RENT ABOUT LTD, a private limited company incorporated in England and Wales under company number 15277425, registered office: Daresbury Innovation Centre, Keckwick Lane, Daresbury, Warrington, WA4 4FS, United Kingdom.
- "Host" — a user who publishes accommodation for booking.
- "Guest" — a user who books accommodation.
- "Listing" — a property published by a Host, together with its photos, description, price, calendar, house rules and cancellation option.
- "Booking" — a confirmed reservation of a Listing for specific dates, identified by a unique booking reference.
- "Total Price" — the all-inclusive price shown at checkout: the accommodation price, the 3% service fee and the included insurance.
- "Instalment" — one monthly part of the Total Price on a multi-month Booking, with its own due date and unique transaction reference.
- "Payment Protection" — the rent-default cover described in section 9.
2. Our role as an intermediary
StayIt is a digital intermediation service. The rental contract for a stay is concluded directly between the Host and the Guest; StayIt is not a party to it, does not own or control listed properties, and does not act as landlord, letting agent, tour operator, insurer or payment institution. We provide the marketplace, secure payment processing through licensed providers, identity verification through a third-party provider, insurance arranged with a regulated partner, Payment Protection, and customer support.
As a hosting service and online platform under the Digital Services Act, we operate a notice-and-action mechanism for illegal content: anyone can report a listing, review or message they consider unlawful via the Support & Help form, we assess reports diligently and without undue delay, and affected users receive a statement of reasons for content decisions and can contest them. We do not carry out generalised monitoring of user content.
3. Accounts, eligibility and security
- You must be at least 18 years old and have full legal capacity to use the Platform.
- Information in your account must be accurate, current and complete. We communicate primarily by email — booking confirmations, payment links, protection notices and legal notices are all delivered to your registered address — so it must remain valid at all times.
- You are responsible for safeguarding your credentials. We support strong passwords and passkeys (biometric/PIN passwordless sign-in). Anything done through your account is attributed to you; notify us immediately of suspected unauthorised use.
- One person — one account. Accounts are personal and may not be sold, shared or transferred. Businesses may operate host accounts through an authorised representative.
4. Identity verification (third-party)
- To protect the community, Hosts and Guests must complete identity verification before key actions — publishing a Listing, confirming a Booking. Verification is performed by a specialised third-party verification provider using government-issued ID documents and anti-fraud checks.
- We may decline, suspend or remove accounts that fail verification, present forged documents or show signs of fraud, and we may require re-verification periodically or where risk signals appear.
- Verification substantially reduces risk but is not a guarantee of any user's conduct; exercise normal judgement in your dealings.
- Identity documents are processed by the verification provider under data-protection law — see the Privacy Policy.
5. Listings and host obligations
- Listings must be accurate, complete and non-misleading: photos of the actual property, truthful descriptions, correct sleeping capacity, real amenities, clear house rules and correct prices — and they must be kept up to date.
- The Host warrants that they have the legal right to rent out the property (as owner or with the owner's consent) and that the rental complies with local law: registration or permit requirements, safety standards (including smoke detection and safe installations), condominium and building rules, and any local restrictions on short- or long-term rentals.
- Hosts are responsible for their own tax obligations arising from rentals. The Platform reports certain seller data to tax authorities where required under DAC7 and equivalent UK rules.
- Hosts must keep their calendar accurate and must honour confirmed Bookings. Repeated cancellations, chronic inaccuracy or unsafe conditions may lead to penalties, lower ranking, or suspension — applied proportionately and, for professional Hosts, with the statement of reasons required by the P2B Regulation.
- Listing lock: once a Listing has Bookings, it can no longer be edited or deleted, to protect confirmed reservations. Contact support for justified changes.
6. Booking process
- A Booking is formed when the Guest completes checkout and payment of the Total Price (or its first Instalment) is successfully authorised, and is confirmed by email together with a unique booking reference. Keep the reference — support, claims and correspondence all use it.
- The Listing description, house rules and the cancellation option shown at checkout form part of the Host–Guest agreement, alongside these Policies.
- The number of occupants may not exceed the booked number of guests, and the property may be used only for lawful residential purposes unless the Host explicitly agrees otherwise in writing. Parties and events require the Host's express prior consent.
- Modifications (dates, guests) require the agreement of both parties and are documented through the Platform; price differences are settled through the Platform like any other payment.
7. Prices, the 3% service fee and currency
- The Total Price at checkout is all-inclusive and final: the accommodation price set by the Host, our 3% service fee, and property protection insurance, which is already included at no extra charge to the Guest. There are no hidden or later-added platform charges.
- For multi-month stays the Platform displays a clear monthly breakdown of the Total Price before you book.
- Prices are shown in the currency you select; where conversion applies, the conversion is shown before payment. Your card issuer or bank may apply its own foreign-exchange fees, which are outside our control.
- All payments must flow through the Platform. Paying, requesting or accepting payment outside the Platform ("off-platform payments") is prohibited: it voids the included insurance and Payment Protection for the stay, removes all payment traceability, and may lead to suspension or termination of the accounts involved.
8. Payment methods, instalments and processing
8.1 Accepted payment methods
- Credit and debit cards (Visa, Mastercard);
- PayPal and supported digital wallets;
- bank transfer, where available for your country and booking type.
8.2 Payment types
- Pay in full — the Total Price is charged when the Booking is made.
- Monthly instalments — for longer, multi-month stays the Total Price is split into monthly amounts shown before booking. The first Instalment is charged at booking; for each subsequent due date the Guest receives a secure payment link by email in good time before the date. Each transaction — full payment or Instalment — carries its own unique transaction reference.
8.3 Due dates, reminders and failed payments
- Instalments must be paid by their due date. We send reminders by email before and, where needed, after the due date.
- If an Instalment fails or is not paid, we may retry collection, restrict the account, suspend the remainder of the stay or cancel the remaining Booking, and apply the recovery measures in section 9. Persistent default may lead to account termination.
- If you anticipate a payment difficulty, contact support before the due date — early contact gives the most options.
8.4 Processing and security
All payments are executed by licensed payment service providers under PSD2 and UK payment regulation, including Strong Customer Authentication (SCA). StayIt does not store full card numbers. Payment data is processed in accordance with our Privacy Policy. Receipts and confirmations are delivered by email.
9. Payment Protection (rent-default cover for hosts)
- The promise: if a Guest fails to pay an amount owed on a confirmed Booking — for example a monthly Instalment — StayIt pays the eligible unpaid amount to the Host in accordance with these Policies, so the Host's payout schedule is protected.
- Subrogation: upon such payment, the Guest's debt is owed to StayIt. We are entitled to recover it from the Guest — including through payment retries on stored mandates where lawful, debt-collection agencies and legal action — together with applicable statutory interest and reasonable recovery costs.
- Eligibility conditions: the Booking was made and fully paid through the Platform; the Host has complied with these Policies (accurate Listing, honoured obligations); the stay is not subject to a justified, unresolved Guest complaint that would reduce the amount due; and the default is reported or detected within the notification window communicated by email.
- Scope: Payment Protection covers unpaid rent amounts due under the Booking. It does not cover property damage (see section 10), utilities, penalties agreed privately, or any amounts arising from arrangements made outside the Platform.
- Payment Protection is a contractual protection provided by StayIt under these Policies; it is separate from, and in addition to, the insurance in section 10.
10. Insurance — up to €1,000,000 per apartment, included in the price
- Every eligible stay includes property protection insurance of up to €1,000,000 per apartment, arranged with a regulated insurance partner and included in the Total Price — the Guest pays no separate insurance charge and the Host arranges nothing.
- The insurance protects the Host's property against covered damage occurring during a confirmed stay booked and paid through the Platform, subject to the insurer's policy terms, limits, deductibles and exclusions. Typical exclusions include ordinary wear and tear, pre-existing damage, cash and certain high-value items, damage from excluded uses, and events that are uninsurable by law.
- Claims: report promptly — through the Support & Help form or by email, quoting the booking reference — with photos, a description and dates. Claims are assessed and settled by the insurance partner under its terms; we assist with the process and keep both parties informed by email.
- The included insurance is not a substitute for the Guest's own travel, health or liability insurance, which we recommend for every trip.
- Stays paid outside the Platform are not eligible for this insurance.
11. Cancellations, refunds and the right of withdrawal
- Each Listing displays its cancellation option before checkout (for example flexible, moderate or strict); the option shown at booking forms part of the Booking and determines the refund on Guest cancellation.
- Approved refunds are returned to the original payment method within a reasonable period, and you are notified by email at each step.
- Right of withdrawal: under the Consumer Rights Directive (Art. 16(l)) and the corresponding UK rules, the statutory right of withdrawal does not apply to accommodation contracts with a specific date or period of performance; the Listing's cancellation option applies instead. All other mandatory consumer rights remain unaffected.
- Host cancellations: if a Host cancels a confirmed Booking, the Guest receives a full refund of amounts paid for the cancelled period, and we assist the Guest in finding alternative accommodation where possible. Repeated Host cancellations incur penalties and may affect ranking or lead to suspension.
- Extenuating circumstances: in documented cases of force majeure, or where a Listing was seriously and verifiably misrepresented, we may adjust the standard cancellation outcome to protect the affected party.
- For instalment Bookings, cancellation terms are applied to the affected months as shown at booking; future uncollected Instalments for a validly cancelled period are not charged.
12. Payouts to hosts
- Payouts are released to the Host's chosen payout method after Guest check-in, less the 3% service fee, in accordance with the payout schedule shown in the Host dashboard.
- For instalment Bookings, payouts follow the instalment schedule as amounts are collected — or are advanced under Payment Protection where section 9 applies.
- Every payout is documented with references linking it to the Booking and its transactions.
- We may withhold, delay or offset payouts where required by law, to cover amounts the Host owes us, where fraud is suspected, or while a serious complaint or claim affecting the amount due is investigated — and we will explain the reason by email.
13. Guest obligations
- Pay on time, including every Instalment by its due date.
- Provide accurate information at booking and at verification.
- Treat the property with care, follow the house rules, respect neighbours and quiet hours, and leave the property in the state it was received, ordinary use excepted.
- Report damage or problems promptly through the Platform, quoting the booking reference — early reporting protects both sides.
- Do not sublet, assign the Booking, exceed the booked number of guests, bring undeclared pets against house rules, or use the property for events or unlawful purposes without the Host's express agreement.
14. Prohibited conduct
- Making, requesting or soliciting off-platform payments;
- false identities, forged or manipulated documents, or any circumvention of verification;
- fake or misleading Listings, review manipulation (including incentivised or retaliatory reviews), spam, scraping or automated data harvesting;
- discrimination, harassment, threats or abusive behaviour towards other users or our staff;
- money laundering, sanctions evasion or any use of the Platform in violation of applicable law;
- interfering with the Platform's operation or security, or accessing it by automated means without permission.
Violations may result in warnings, content removal, cancellation of related Bookings, withholding of payouts connected to fraud, suspension or termination. Measures are applied proportionately; for professional Hosts we provide the statement of reasons required by the P2B Regulation, and content decisions affecting EU users carry the DSA's statement of reasons and contest options.
15. Reviews
- After a completed stay, Hosts and Guests may review each other. Reviews must be honest, based on a genuine stay, and free of unlawful, defamatory or private-data content.
- We do not edit reviews and we do not remove them merely for being negative. We may remove reviews that violate these Policies or the law, following the DSA's notice-and-action process.
- Buying, trading or extorting reviews ("change the review or lose your deposit") is prohibited and sanctioned.
16. Intellectual property and content
- The Platform, its software, design, branding and databases belong to RENT ABOUT LTD or its licensors. You receive a personal, non-exclusive, non-transferable right to use the Platform for its intended purpose.
- Content you upload (photos, descriptions, reviews) remains yours; you grant us a non-exclusive, worldwide licence to host, display and promote it as needed to operate and market the Platform, and you warrant that you own the necessary rights to it.
- Report content you believe infringes your rights, or is otherwise illegal, via the Support & Help form; we act on valid notices under the DSA.
17. Liability
- We provide the Platform with reasonable skill and care. To the extent permitted by law, we are not liable for the acts or omissions of Hosts or Guests, for the condition, legality or suitability of properties, for the performance of the rental contract between the parties, or for events outside our reasonable control.
- Our protections have their own terms: Payment Protection applies as defined in section 9, and the included insurance as defined in section 10 and the insurer's policy.
- Nothing in these Policies excludes or limits liability for fraud, for death or personal injury caused by negligence, or any liability that cannot be excluded under applicable law. Mandatory consumer rights in your country of residence remain unaffected.
- To the extent permitted by law, our aggregate liability to you in connection with the Platform is limited to the higher of the amounts you paid or received through the Platform in the 12 months preceding the event, and £100.
18. Data protection
Personal data is processed as described in our Privacy Policy, in accordance with the UK GDPR, the EU GDPR (for users in the European Union) and applicable national law. Payment data is handled by licensed payment providers; identity documents are handled by our third-party verification provider.
19. Communication and notices
We are a fully digital service and communicate with users primarily by email: booking confirmations, receipts, payment reminders, instalment payment links, insurance and Payment Protection notices, content decisions and legal notices are delivered to your registered email address and/or your platform inbox. Notices are deemed received when delivered to that address. You can reach us at any time via the Support & Help form on every page or at support@nordora.net — always include your booking reference.
20. Complaints and dispute resolution
- Step 1 — talk to us. Contact support with your booking reference. Complaints are handled through a documented internal process, and we respond by email with a reasoned outcome.
- Consumers may also use the alternative dispute resolution (ADR) bodies available in their country of residence.
- Professional Hosts have access to the internal complaint-handling system and the mediation options required by the P2B Regulation.
- Nothing in this section prevents you from bringing proceedings before the competent courts described in section 22.
21. Changes to these Policies
We may amend these Policies for legal, regulatory, security or operational reasons. Material changes will be announced by email in advance — for professional Hosts at least 15 days before taking effect, as required by the P2B Regulation, unless a shorter period is required by law or urgent security. If you do not agree with a change you may close your account before it takes effect; continued use after the effective date constitutes acceptance. Changes do not retroactively affect Bookings already confirmed, except where required by law.
22. Governing law and jurisdiction
These Policies are governed by the laws of England and Wales. If you are a consumer residing in the United Kingdom or in the European Union, you also enjoy the protection of the mandatory consumer-protection provisions of the law of your country of residence, and you may bring proceedings before the courts of that country. Should any provision of these Policies be found invalid, the remainder continues in force; a failure to enforce a provision is not a waiver of it.
