By using Stay With Us you agree to these terms.

1. About Stay With Us

Stay With Us is an online marketplace that connects guests who wish to book accommodation with hosts who offer it. Stay With Us is operated by RENT ABOUT LTD, Daresbury Innovation Centre, Keckwick Lane, Daresbury, Warrington, WA4 4FS, United Kingdom (Company No. 15277425). Stay With Us is not a party to the rental agreement between host and guest; it provides the platform, payments and support.

2. Accounts and eligibility

• You must be at least 18 and able to enter into a binding contract.
• You are responsible for the accuracy of your account information and for keeping your credentials secure.
• Where identity verification is required by the platform, you must complete it before booking or withdrawing funds.
• Account types include private guest, business, host, and real-estate agency. Agency listings may charge a one-time agency commission as described at booking.

3. Bookings and payments

• An instant booking is confirmed when payment is completed. A request-to-book is confirmed only when the host approves it; you are not charged until then.
• Prices shown include the nightly rate, applicable discounts, cleaning and service fees, taxes and any refundable deposit. The amount charged is the total for the stay, or the first month for multi-month stays.
• Payments and payouts are processed through the platform. Payments taken outside Stay With Us are not covered by any platform protection.
• Hosts receive their earnings, net of platform fees and taxes, in their wallet and may request payouts subject to the payout rules.

4. Cancellations, refunds and guarantees

Cancellations and refunds are governed by the Guest Refund Policy Terms. Host and property protections are governed by the Host Guarantee Terms and Conditions. Disputes are handled through the Resolution Centre.

5. House rules and conduct

• Guests must respect the listing's house rules, capacity, check-in/out times and local laws.
• Hosts must keep listings accurate, honour confirmed bookings, and provide the accommodation as described.
• Discrimination, harassment, fraud, and any unlawful use of the platform are prohibited and may result in account suspension.

6. Reviews and messaging

Reviews must be honest and based on a real stay; they are published under a dual-blind system. The inbox is text-only and must not be used to arrange off-platform payments or to share prohibited content.

7. Fees and taxes

Stay With Us charges a service fee disclosed at checkout. Occupancy and tourist taxes are applied where required by the jurisdiction. Hosts are responsible for their own income-tax obligations.

8. Liability

To the extent permitted by law, Stay With Us is not liable for the acts or omissions of hosts or guests, or for the condition of any accommodation. Nothing in these terms excludes liability that cannot lawfully be excluded.

9. Privacy and data

We process personal data as described in our Privacy Policy. You can export or delete your data from the Privacy tools in your account.

10. Changes

We may update these terms; the version in force at the time of your booking applies to that booking. Continued use of Stay With Us after an update means you accept the revised terms.
