Pricing: discounts, seasons and smart pricing

In the Pricing step of your listing you control:

• the base nightly price or a monthly price (long-term rental),
• the weekend price,
• weekly, monthly and 6/12-month discounts,
• early-bird and last-minute promotions,
• the non-refundable rate (a discount in exchange for a firm booking),
• seasonal rules — a percentage on the base price for chosen periods (e.g. +50% in summer),
• the cleaning fee, extra-guest fee and the security deposit.

The platform also shows you a price suggestion based on comparable listings nearby. Individual dates with custom prices are set directly in the calendar — those always win.
