Monthly rentals and instalments

A listing carries either a nightly price or a monthly price. A monthly price means the place is offered for long-term rental — it is rent, not a nightly rate, and the platform treats it as rent throughout.

Minimum and maximum stay

The minimum stay is always at least one month. That is not a setting; it is what makes a long-term let long-term. Below 30 days it is a stay, and stays are sold by the night — so the minimum cannot go lower. The host chooses 1, 3, 6, 12, 18 or 24 months.

There is no maximum stay unless the host deliberately sets one. The field starts at "No maximum", and leaving it there is the normal choice: a tenant may then rent for as long as they like. A host who really wants a ceiling can set 6, 12, 18, 24 or 36 months.

A maximum below the minimum could never be satisfied, so it is never stored. Bookings shorter than the minimum — or longer than a maximum the host did set — are refused before any payment is taken.

How the rent is worked out

A monthly rent is not a nightly rate, and it is never multiplied by the number of nights. Each night is charged at that calendar month's own daily rate: the rent divided by the number of days the month actually has.

The consequences are the ones you would want:

  • a whole calendar month costs exactly one month's rent — whether it is a 31-day August or a 28-day February;
  • a part-month costs its honest fraction — move in on the 13th and you pay for the days you are actually there, at that month's rate;
  • rent of €1,732 a month, taken for three months, is €5,196 and never anything else.

Nightly ideas do not apply to a long-term let: there is no weekend surcharge, and hand-priced calendar dates are not added on top of the rent. The rent is the rent.

Instalments

For stays longer than a month the total is split into monthly instalments:

  • the first instalment is charged immediately at booking and always contains, in full, the security deposit and any agency commission (the commission rate depends on how many months are actually booked) — these one-off charges are never spread across the schedule;
  • the rest of the rent (including the service fee, cleaning fee and taxes, less any discount) is split across the months, weighted by how many nights fall in each calendar month;
  • every following instalment has a clear due date, and before each one you receive a reminder with a payment link — the instalment is paid online in two clicks.

If a booking is cancelled, declined or expires, every instalment that has not yet been paid is closed automatically. You are never asked to pay for a rental that is no longer happening.

Discounts and cancellation

For 6- or 12+-month stays hosts often grant an extra discount on the whole amount. The cancellation policy for long-term rentals is special: full refund until 30 days before move-in, nothing after that. The security deposit is refundable after checkout if no damage is reported.
