Nightly or monthly — choosing how you let your place
Every listing is let one of two ways, and the choice shapes almost everything else about it. You make it in the Pricing step of the listing wizard.
Per night — short-term stays
The classic holiday let. You set a nightly price, and on top of it you may set a weekend price, per-date calendar prices, seasonal rules, weekly and monthly discounts, and early-bird or last-minute promotions. Stay limits are counted in nights.
Per month — long-term rental
Ordinary renting. You set a monthly rent, and the platform bills it as rent: each night is charged at that calendar month's own daily rate, so a whole month costs exactly one month's rent and a part-month costs its honest fraction. Stays longer than a month are automatically split into monthly instalments.
Long-term listings follow their own rules:
- the minimum stay is at least one month, always — anything shorter is not a long-term let;
- there is no maximum unless you deliberately set one;
- weekend surcharges and per-date calendar prices do not apply — the rent is the rent;
- you can offer an extra discount for 6+ and 12+ month stays;
- a real-estate agency may charge its own agency commission on top, and keeps all of it.
Which should you pick?
If a guest would arrive with a suitcase, let by the night. If a tenant would arrive with their life, let by the month.
Nothing stops you from having both kinds of listing on one account — many hosts do, and agencies almost always do. Guests can filter for exactly what they want: the search carries a Rental type filter with Per night and Per month, so your listing is put in front of the people actually looking for it.
